Both domestic and commercial lettings in England and Wales will need to conform to a Minimum Energy Performance Standard, as of April 1st next year.

The Minimum Energy Efficiency Standards will mean that tenants will be able to request consent from their landlord to instal Green Deal-compliant energy efficient improvements, providing there are no up-front costs to the landlord.

Low Energy Consultants, an accredited Energy Assessor, is now evaluating properties, ensuring that by 2018 new lease deals or new lettings achieve ‘E’ rating, or better. Without this level of rating it may not be possible to market a property unless it is upgraded and valuation will also be affected, carrying associated implications for secured lending and possible ramifications for dilapidation assessments.
